To ensure timely sales at the right price, Bob goes beyond "the four Ps" still used by most Realtors® today. Others may use the four Ps, but Bob Hillmer goes well beyond. The basic four Ps are:
Instead, his most effective sales method is preparation. Bob knows that selling a home is not fun. It can be tough on the entire family. Bob saves his sellers a great deal of stress by assisting sellers in preparing the property for showings, and giving them a realistic price to list their home. He believes that pricing a home higher than buyers are paying is a great disservice to his sellers. He knows that if a home goes on the market priced too high, it will just sit. Buyers won't write an offer for the asking price and the house will not sell. Then after quite some time on the market, and several price reductions, buyers perceive that something is wrong with the house. Sellers suffer frustration, loss of time, and great expense. Bob's dedication to his clients buying a home is equal to that for his selling clients. In fact, he was one of the first Realtors® in our area to become an Accredited Buyers Representative. There are still very few fully trained buyers' agents in Wisconsin. A buyers' agent works in the best interests of the buyer. Most home buyers don't realize that in a standard transaction both Realtors®, the one signed by the sellers and their Realtor®, are actually working in the best interests of the seller. Without a buyers' agent agreement, a buyer is strictly a means to an end for most Realtors®. As in selling a home, preparation is key when buying a home. Bob works closely with his buyers to find them the right home within their financial means. After learning his client's needs and wants, Bob does research to narrow the number of homes a buyer must tour to find the right one. From writing an offer to closing the sale, Bob continues to work for his buyers' rights, ensuring a fair transaction. Bob's buyers are often the first people through a home. Buyer or seller, you receive full commitment from Bob. As a testimony to his level of service, he has received numerous letters of thanks and referrals from past custoniers. He has also earned recognition as a Certified Residential Specialist (CRS) and as a graduate-Realtors® Institute (GRI). A former systems analyst, he knows the value of persistence, preparation and using the right tools. Different from his peers, he takes full advantage of the resources available to him. He stays abreast of his business, both market trends and legal changes, through extensive advanced education. He keeps pace with the way business is done through constant investments in new technology. He is supported in his efforts by his wife Joyce, who also works closely with clients.
